The Neighborhood:

Known for its hip style, rolling hills, and the reservoir that bears it’s name, Silver Lake is a neighborhood of eclectic contrasts.  Locavores, hipsters, artists, musicians and bohemians of all stripes collide with a rock-and-roll attitude to create a vibrant community that has long been the epicenter of taste-makers on the East side.  Whether you’re looking for a high-end grilled cheese (Heywood Cafe), raw/vegan ice cream (Forage), or a Yoga Class with a David Guetta soundtrack (One-Down-Dog Yoga), Silver Lake has you covered.

The neighborhood also has some of the most exqusite examples of Mid-Century Modern architecture of anywhere in the entire country: Schindler, Lautner, Neutra and a number of other modernist pioneers constructed some of their most iconic designs in the Silverlake Hills.

In spite of it’s more upscale gentrification in recent years, Silver Lake refuses to go fully mainstream and, in doing so, the neighborhood has created a new kind of independent spirit that embraces it’s contradictions.  At the point where analog meets digital, punk gets pretty, and classic hooks up with trends, that’s where you’ll find Silver Lake.

The Real Estate Market:

Silver Lake real estate can be divided into 3 distinct categories: The Hills, the Lake, and the City.  The hillside properties have the advantage of expansive views of Los Angeles and an architecturally significant pedigree.  Notable architects with multiple Silverlake Hills designs include: Frank Lloyd Wright, John Lautner, Richard Neutra, Harry Gesner, Edward Fickett and more.  Lakeside properties, known the “Moreno Highlands,” occupy some of the largest land-lots in the neighborhood, and are therefore highly coveted.  At the base of the many Silver Lake Hillsides are smaller lots populated by small craftsman and spanish homes & multi-units.  These are prime investment properties with great rental potential due to their proximity to the shops and neighborhood night life offerings. The Location:

East of Hollywood, South of Los Feliz, Northwest of Echo Park and directly West of Atwater village, Silver Lake is filled with steep, rolling hills.  The neighborhood is bisected by Sunset and Silver Lake Blvd in the South and Glendale and Silver Lake Blvd. in the North.  The neighborhood’s location is ideal for easy commutes to Hollywood, West Hollywood, Downtown, and Burbank with easy access to the 5, 10, 101, and 110 freeways as well as major conventional roads like Melrose, Hyperion, Glendale and Sunset Blvd.

The Borders:

Silver Lake has official boundaries based on the City Council’s district outlines.  The northeast Border consists of the Los Angeles River between Glendale Boulevard and Fletcher Drive  continuing onto Riverside.  Southward from there, the Glendale Freeway makes up the Eastern border.  Effie Street, Coronado Street, Berkeley Avenue and Fletcher Drive on the southeast.  From there westward, the Hollywood Freeway on the south creates the Southern Border. Then, traveling North from there, Hoover Street creates the West Boundary up until Fountain and Hyperion Avenue which makes up the Northwest.
